Why Regular Electrical Maintenance Matters for Your Business

That’s where an EICR, or Electrical Installation Condition Report, comes in.
What Is an EICR?
An EICR is a formal document provided after an inspection of the electrical systems in your property. The test is carried out by a qualified electrician or electrical contractor, who checks the safety, condition, and performance of your home’s electrical installations – things like wiring, sockets, fuse boards, and more.
Why Do You Need One?
Over time, electrical components naturally wear out, become outdated, or are damaged – even if everything appears to be working fine. An EICR helps identify:
- Potential fire risks or electric shock hazards
- Outdated wiring or installations that no longer meet regulations

When Should You Get an EICR?

- Landlords: You are legally required to have an EICR carried out every 5 years for rental properties or when you change your tenancy.
- When buying or selling a home: It’s a smart idea to check the state of the electrics, especially in older properties, and most buyers request one when purchasing, for peace of mind.

What Happens After the Test?
After your EICR, you’ll receive a detailed report. This will highlight any issues found and categorise them:
- C1 – Danger Present (requires immediate action)
- C2 – Potentially Dangerous (urgent attention needed)
- C3 – Improvement Recommended (not urgent but worth doing)
